Responsible AI

AI assists the decision. It does not make it.

DealSight AI is built to reduce manual screening, not to replace professional judgment. This page explains how to read our outputs, where their limits are, and what the platform is not.

Reading an analysis

Every figure says where it came from.

Each number and signal in a DealSight analysis carries one of four labels, so you can see at a glance what was observed in the data and what was estimated.

Observed

Reported by a data source

Taken from listing, public record or market data. Only as accurate as the source that supplied it.

e.g. 64 days on market
Model estimate

Calculated by DealSight

Produced by our models from comparable properties and market data. An estimate, not an appraisal.

e.g. Est. ARV $310,000
Inferred

Suggested by patterns

A signal the data points toward but does not confirm. Treat it as a prompt to investigate.

e.g. Potential absentee ownership
Uncertainty

Known gap in the data

Something the analysis could not assess well, which may move the numbers once verified.

e.g. Limited interior information
Principles

What we ask every user to keep in mind.

01

Estimates are not guarantees.

Values, ARVs, repair costs, spreads and scores describe what the data suggests today. Markets move and properties differ from their records.

02

Data depends on its sources.

Property data depends on source availability and accuracy. Coverage varies by market, and records can be incomplete or out of date.

03

Verify before you act.

Users should independently verify property information, including ownership, condition, liens and title, before making an offer.

04

Validate valuations professionally.

Valuation and repair estimates should be professionally validated, for example by an appraiser, agent or contractor, before any transaction.

05

Rules vary by jurisdiction.

Legal, licensing and disclosure requirements for wholesaling and investing vary by state and locality. Know the rules where you operate.

06

Seller signals are used carefully.

Seller motivation signals are included only where the underlying data is legally available, and are shown as inferences rather than facts.

Boundaries

What DealSight AI is not.

Not a

Broker or agent

The platform does not represent buyers or sellers or negotiate transactions.

Not

Legal advice

Nothing on the platform is legal, tax or financial advice. Consult qualified professionals.

Not an

Appraisal

Estimated values and ARVs are analytical outputs, not appraisals or broker price opinions.

Not a

Profit guarantee

A high score marks a property worth investigating. It does not promise a return.
